In recent years, the Williamsburg, Virginia timeshare market has heated up substantially, while traditionally booming markets like Orlando and Las Vegas have seen timeshare sales stagnate or decline. One of our favorite resorts in the Williamsburg area is King's Creek Plantation; a large resort that's unique in many ways, and offers timeshares in all shapes and sizes. In this review, we'll take a closer look at King's Creek Plantation, and what makes it one of Williamsburg's best-selling resorts.

The resort is located a couple miles southeast of Colonial Williamsburg, next door to the popular Water Country USA attraction, and just off the scenic Colonial National Historic Parkway. This location is ideal for vacationers that want to take in both the area's historic sites and its theme parks like Busch Gardens.

King's Creek Plantation is designed like a large, upscale gated community; featuring common amenities and individual neighborhoods or 'villages.' (This seems to be a logical arrangement, given that many of the developers' past projects were on Hilton Head Island - where 70% of the land consists of gated communities.) No matter which section of King's Creek you find yourself in, you'll enjoy access to multiple swimming pools, jetted hot-tubs, tennis courts, a fitness center, and a newly constructed year-round aquatic center. Additionally, high-speed wireless internet is available throughout the resort - an absolute must-have for the modern traveler!

The Cottages section of Kings' Creek Plantation consists of detached cottage-style three-bedroom homes, with a lock-out feature. One can buy the entire unit, or either side of the lock-out: a one-bedroom flat with deck on the lower level, or a two-story two-bedroom complete with fireplace, and 1/2 bath (powder room) for 1st floor guests. While all units at The Cottages are outfitted with flat-screen TV and pillow-top mattress, only the one-bedroom offers a jetted bathtub.

The Estates at King's Creek Plantation are larger detached homes with luxury touches, a level of refinement pioneered by The Houses at Summer Bay Resort. Though in past incarnations the lack of a lock-out meant an all or nothing proposition, The Estates impresses with a three-way lock-out floor-plan in its largest form: two one-bedroom flats, and a two-bedroom town-home. Amenities abound, with 3 decks, 3 jetted bathtubs, wet bar, fireplace, stainless steel appliances, and more... Truly stunning, for those wanting the very best.

The Townes at King's Creek Plantation are luxury two-bedroom town homes. While not fully-detached, it's worth pointing out that there are only 4 units per building. Arranged on one-story, each unit at The Townes offers a flat-screen TV, fireplace, wet bar, washer/dryer, and a useful sunroom that provides much-needed additional living space for family vacations! With its own swimming pool complete with snack bar, this section of the resort is definitely family friendly.

In addition to its splendid array of accommodations, King's Creek Plantation offers potential buyers many more reasons to become a timeshare owner. At Bay Tree, we're particularly fond of resorts that exchange through both RCI and Interval International - especially those that have received multiple awards and designations. King's Creek has received both exchange companies' highest honors: the RCI Gold Crown and II Premier ratings!

On the resale market, some King's Creek Plantation timeshares include a Golf Package for the Williamsburg National Golf Course. Owners or their designated guests can enjoy up to 4 free rounds of golf daily, and only pay for cart rental... A great way for Dad to unwind while the family is site-seeing.

Depending on your perspective, our last observation about this resort could be considered a positive or a negative: King's Creek Plantation is a stand-alone property, not part of a larger multi-location vacation club. This means owners must join an exchange company to stay elsewhere, but it also makes for a more intimate ownership experience. Individual owners have more influence over long-term factors like resort management, maintenance fees, and upkeep. We'll leave it to you to make that determination, but in our experience stand-alone timeshares tend to have a lower cost of ownership over time.
